OSA Mountain Village
Costa Rica: Costa Rica is an independent democracy located in Central America. It is situated between Nicaragua to the north and Panama to the south. It has coasts on both the Caribbean Sea and the Pacific Ocean. It is slightly larger than the state of West Virginia and has a population of approximately 4.2 million, similar to Detroit or Phoenix. Most of the population is concentrated in the Central Valley around the capitol of San Jose. Approximate flight times from the United States are: Miami-3 hours, Houston-3.5 hours, New York-5 hours, Los Angeles-6 hours. No visa is required for US citizens to visit Costa Rica.
Osa Mountain Village: Osa Mountain Village is located in the pristine Southern Zone along Costa Rica’s Pacific Coast where the mountains meet the ocean. The most beautiful beaches in the country are only 30 minutes away. It sits at an elevation of 2,000 feet yet lies only a few miles from the coast. Driving time from San Jose is about 4 hours. There is a small airport 20 minutes away. Flight time from San Jose to this airport is about 1 hour. A new international airport is planned and will be located 45 minutes from the community.
Land Area: The project is located on 700+ acres of pristine tropical rain forest mountain property. Less than 3% of the land will be used for the project. The rest will be set aside as a jungle playground and nature preserve to give indigenous animals and plants a safe future in this tropical wilderness.
Villas: Only 150 villas will be available in the project. These will be a combination of 1-bedroom and 2-bedroom units. The villas will range from 650 square feet to 1500 square feet, respectively. All will have bamboo or granite countertops, tile floors, eco-friendly construction and the customary Costa Rican hammock on the patio. Fractional units will come fully furnished with everything needed to start renting or enjoying immediately.

Food Production: The goal is to produce 80% of the food on-site, including fruits, vegetables, herbs, chicken and tilapia-an excellent fresh water fish. This food will be included for guests and residents, with limited restrictions. Partnerships are being created with locals for beef, pork and seafood.
Planned Amenities: Restaurant and Bar, Beauty Salon, Pharmacy, Convenience Store, Spa, Grass Park with game areas and barbeques, Community Center, Internet Cafe, Book Store and Gardens.

Special rates will be available for guests and residents. Miles of hiking trails of varying difficulty levels are being constructed. A single-track mountain biking course is in the planning phase. Daytime and nighttime jungle tours with overnight camping in the jungle optional. Gardening and farming participation and instruction. Yoga, Tai-Chi and/or other mind/body activities. Sea kayaking in the Pacific and tours of the river and mangroves, shuttles to the beaches, white-water rafting, ATV tours, bird watching tours, deep sea fishing, scuba diving, snorkeling and many other activities can be arranged through the full time Concierge.
Ownership: Costa Rica allows foreign ownership of property. A Costa Rican corporation, Sociedad Anonime or S.A., is the most practical way to hold property as it can then be transferred simply by selling the corporation. Set up costs for the corporation are about $350 and take a few weeks. This is a very simple process and English names can be used for the corporation.
